Selling your home, it is a multi-step, complex process and there are many things to consider.   One of the most important decisions is to decide if you are going to opt to do it independently or with the expertise of a Realtor®.  When using me as your real estate agent, I will guide you through every step to ensure that your real estate transactions are effective, informative and successful.

CONSULTATION 

It’s important to partner with a REALTOR® you feel completely comfortable with.  I like to start with a no-obligation consultation in your home. This is a get acquainted meeting, where we get to know one another and see if there is a good fit. 

There are many factors that go into the decision to sell a home. It is very important that we are all clear as to the intentions and motivations to selling your home. This will assist in determining the most appropriate option for your specified financial, lifestyle, and real estate goals. 

During the consultation, we will discuss your motivations, goals and timeline for selling your home, I will answer your questions, do an assessment of your property, explain my process and how I will market and sell your home.

Determining the best asking price is one of the most important decisions to getting your home SOLD! 

Choosing the optimal price is essential to maximizing your home’s value. If you price too low, you risk leaving money on the table, but if you price too high you risk losing potential Buyers and helps your competition sell faster. 

Pricing your home right results in more exposure, more showings, more offers and ultimately maximizing the sale price and minimizing the time it takes to sell. 

I am very strategic in how I price your home. I combine intimate local market knowledge, an exhaustive study of similar homes for sale, an analysis of the past sales along with your unique needs to come up with the best pricing scenario to get your home sold fast and for the best value.

PREPARE TO AMAZE

Many Buyers can’t visualize the potential of a home. They can’t look past the chips, leaks, clutter and stains, in fact they tend to focus on those things. A major factor to determining how fast and for how much your home sells comes down to first impressions. How your home shows now is how people see themselves in it! 

You can dramatically improve how your home sells with a few quick steps:

•    Clean. Inside and out. It matters. A lot.
• De-clutter. Give it away, throw it away or store it away, but get it out of your house.
• Make minor repairs. Chipped paint, cracked tiles, squeaky hinges, leaky faucets. Fix everything you can.
• Consider staging. According to the National Association of REALTORS®, staged homes sell 49% faster, and for 7-11% more money.
• Clean again. Really. It’s important.

EXPOSURE 

You have set the price, your home is in showroom condition, now there is one more critical piece of the puzzle, you need to get the Buyers attention. 

Marketing your home takes more than a for sale sign on your front lawn. The most important element to marketing your home to potential Buyers is through exposure. 

Exposure = More Buyers    Exposure = Faster Sale    Exposure = Higher Price

My goal is to expose your home to as many potential Buyers as possible! Immediately after you list your home with me, we will come up with your customized marketing plan to maximize EXPOSURE to potential Buyers.  

I use a combination of marketing strategies that include:

• Professional photography and virtual tour

OFFER RECEIVED   

Now this is where things get exciting. You’ve got an offer or maybe two or three! In most cases, your home’s list price won’t be the selling price. When it comes to settling on your magic number, you’re going to be negotiating. 

Think of an offer as the starting point to a conversation, you don’t have to accept, you can negotiate on price, conditions, assets in the home and dates. It’s important to not get stuck on one thing. 

That’s where I come in. When an offer is received, I will provide a thorough and objective assessment to ensure you are getting the best price with the best terms.  I take the ethical responsibility of fairly negotiating contractual terms very seriously. It is my job to find a win-win agreement that is beneficial to all parties involved.

SUBJECT REMOVAL 

Once the offer has been accepted the Buyer will have a set amount of time to work through and remove their subject conditions. Depending on the type of property and the current market the subject conditions could include; subject to the buyer receiving financial approval, subject to a home inspection, subject to buyer reviewing strata documents, subject to the buyer selling their own home and many more. 

It is important to fully understand what the different subjects mean to you and the possible sale of your property before you accept the offer. As your Realtor® I will go through all of the subjects with you prior to acceptance and just like the price there is room to negotiate on conditions.  After the subjects have been accepted, I will monitor the progress and communicate and work with the other agent to ensure all requirements are being met.   

If all goes well the Buyer will remove their subject conditions and, in most instances, this is when the deposit becomes due and is held in a trust account with the Buyer’s brokerage.

You now have a firm and binding offer and can tell the world your home is SOLD! 

Now is a great time to start looking for your new home if you haven’t found it already. Just like when we had our first meeting to discuss your motivation to sell we will go through an in-depth analysis, so I can help you find the best home, for the best price and with the best terms!

CLOSING  

This is when everything is handed off to a lawyer or a notary of your choice who will prepare the necessary documents to complete the sale and transfer ownership from yourself to the Buyer. Generally, you will meet with the lawyer or notary a few business days prior to the completion date (actual day the home will transfer ownership). 

 The documents to review with the lawyer or notary will include:

• Discharge of current mortgage registered against the property.
• Title transfer
• Statement of adjustments; which will break down to the penny the cost for both yourself and
the Buyer. Adjustments can include any prorated costs for property taxes or strata fees, transfer of tenant’s damage deposits and property transfer tax.  

Final step will be to hand over the keys to the new owners on the possession date, which is generally the day after completion, but these dates can be negotiated when the offer is being discussed.
